22A Potterrow is a boutique student accommodation building consisting of 52 self contained studio apartments designed by Yeoman McAllister Architects, and developed as a joint venture between Curlew Student Property and KR Developments. Delivered on a small problematic gap site, overlooked as a serious development opportunity for years, it has overcome the challenges of a neighbouring building’s historic basement below the site, overshadowing by high neighbours, and created a stylish modern building that responds to its surroundings and context.
The site is located within both a world heritage site and conservation area requiring particularly sensitive choice of materials and design. Due to the compact site space was at a premium, however with careful design it was still possible to provide a common area featuring a coffee bar, lounge and TV area to students to socialise with their fellow residents, a study room, laundry facilities, and a communal garden space to the rear. The building was included as a finalist at the 2019 Scottish Property Awards.
